Case 01
Relocation from London

Challenge
A finance professional relocating from London needed a furnished Bangsar residence within five weeks. She had never visited the neighbourhood, had two school-age children, and needed to be near international schooling options and a walkable daily environment.
Solution
A Signature Programme engagement was opened. We pre-visited six residences along Jalan Ara and within Bangsar Park, prepared dossiers for the three best-suited options, and arranged two days of private viewings to coincide with a reconnaissance trip. The lease was signed on day three of her visit.
Result
Placement in a townhouse within Bangsar Park, four minutes' walk from the primary school shortlist. Airport reception arranged for the move-in date. Household staff introductions completed within the first week. She extended her lease after the first year without prompting.

Disputed tenancy handover

Challenge
A client had signed a lease through a different channel and was facing a disputed deposit deduction at the end of a two-year term. He engaged Jelita for his next placement and wanted the formal process handled more thoroughly.
Solution
The Lease Coordination service included a thorough owner verification, a review of the lease terms (two unusual clauses were identified and renegotiated), and a full photographic inventory at move-in, itemised by room. Utility handover was documented with meter readings and countersigned by both parties.
Result
When the tenancy ended 14 months later, the inventory record was used to verify the flat's condition. Full deposit returned without dispute within three working days. The client attributed this directly to the documentation completed at move-in.
Case 03
Unlisted Jalan Maarof townhouse

Timeline: 6 weeks
Challenge
A client knew exactly what he wanted — a low-rise residence on Jalan Maarof itself, with a private courtyard or external space, unfurnished. The property did not appear on any listing portal.
Solution
We contacted two Jalan Maarof owners from our network who had previously expressed intent to rent. One had a ground-floor townhouse approaching vacancy. We arranged an early private viewing before the property was offered elsewhere, and coordinated the lease negotiation directly.
Result
Placement in a three-bedroom townhouse with a rear courtyard, never publicly listed. Lease signed at below the owner's initial asking figure. The client has since referred two colleagues to Jelita for their own Bangsar placements.
